THE BUYING PROCESS


The buying process can be complex, and it can have a lot of bumps along the way. Use this step by step guide to avoid surprises during the process and to ensure you know what to expect while buying a home.


CONSULTATION


Before starting the process, I will meet with you to understand your needs and expectations while answering any of your questions. I will also discuss market conditions and provide recommendations given your circumstances. Once you are confident in my work, we can enter into an agency relationship and sign the Buyers Exlusive Agency Agreement along with other forms.




PLAN YOUR FINANCES


Buying property can be exciting and few joys can match the pride of owning a home. To ensure the entire buying process is hassle-free, I always recommend my clients get a mortgage preapproval at the beginning, since this lets you know how much you can afford, what your interest rates will be, and what your monthly mortgage payments will look like.



VIEWING PROPERTIES


Once you know your financial boundaries and your preapproval mortgage amount, it is time to start searching for your dream home! I will provide you with listings according to your needs and specifications before we start making appointments to view properties.



 



YOU HAVE FOUND THE ONE


Once you find a property you would like to call your own, I will compare it with active, expired, and recently sold listings in the same area to determine its market value, which will empower you to make an informed decision.



 




THE OFFER


Once you are informed on the market value of the property, I will assist you with deciding on key elements of your offer, including

  • the right price
  • the deposit amount
  • important dates
  • subject clauses
I will prepare an offer that protects you and I will be sure to explain the details of the offer so you know exactly what you are agreeing to. I will present the offer to the seller's agent and negotiate the offer on your behalf to ensure you get the home you want for the price and terms that benefit you.



 



DURING SUBJECT REMOVAL


To ensure your dream home isn't too good to be true, some or all of the following key elements will be completed:

  • arrange a home inspection
  • review title & property disclosure
  • meet a home & fire insurance professional
  • meet a mortage professional
  • review strata documents
  • visit City Hall
 


SUBJECTS REMOVED


Once you have approved all the subjects listed on the offer, the subjects will be removed and the deal is firm the following day. Now it is time to provide your deposit and decide on a date t osign closing documents with your lawyer. At this point, you should start thinking about arrangements for movers, transferring utilities, and forwarding your mail.



POSSESSION & MOVING IN


You are finally at the end of the buying process! Be sure to get things organized well in advance of moving to minimize stress. I will be there to give you the keys to your new home!
